About The Project
The Combo Hotel is 330 bed hotel located on 1.7 acre site with two hotels with separate entrances. This under construction project has of two basements, public areas on the ground floor, service floor, over which there are 8 typical hotel rooms. The two hotels are serviced by a common back of house area that is sandwiched between them.

Our client, a leading hotel developer, faced challenges with incomplete GFC drawings, coordination issues, and MEP quantity variations. The BIM goals for this project were:

We retooled the BIM process, leveraging our design-build experience to overcome challenges, achieve measurable benefits, and maximize business value for the client.

Innovative BIM Strategies
1.In order to achieve the identified BIM Goals, we worked closely with the MEP Consultant to eliminate the conventional “modeling-clash detection-revised drawings-clash resolution” process, as shown below. The sequential modeling and coordination process evolved resulted in coordinated, “first-time-right” BIMs.
2.Time-consuming and inefficient process of shop drawing preparation by vendors was eliminated by extracting MEP shop drawings directly from BIM models. Drawings extracted from BIMs were validated by the MEP consultant and directly issued for construction.
