About The Project 

Worldmark Gurugram brings together more than 75 tenants across half a million sq. ft. of office space and 270,000 sq. ft. of retail. Design and construction of the project commenced in 2015 and was completed in 2019. Worldmark Gurugram is now home to diverse tenants including corporate giants

BIM Scope 

BIM Strategy

Our client, a leading hotel developer, faced challenges with incomplete GFC drawings, coordination issues, and MEP quantity variations. The BIM goals for this project were:

  •  Complete Coordination

  •  Provide Complete GFC to MEP Contractors: Improve construction efficiency by providing      complete GFC drawings at the start.

  • Eliminate Shop Drawing Production: Maintain     better execution control by eliminating MEP     vendor-produced shop drawings.

  • Reduce Construction Time: Shorten     construction and delivery time for cost benefits​

We retooled the BIM process, leveraging our design-build experience to overcome challenges, achieve measurable benefits, and maximize business value for the client.

Virtual Construction Methodology

1.. BIM-Enabled Design Coordination

  • Developed BIM models from GFC and DD Stage drawings.

  • Collaboration ensured adherence to design and constructability, minimizing rework.

2.Virtual Construction Methodology

  • Used explicit dimensions from drawings, not CAD.

  • Identified and resolved constructability issues through BIM workshops.

3.Sequential Construction for Clash Avoidance

  • Adopted step-by-step sequential modeling to avoid clashes.

  • Coordinated each trade’s model sequentially.

4. Construction Allowance Considerations

  • Included tolerances for installation, repair, and access.

  • Reviewed by MEP consultant and PMC, added execution-related comments to the BIM model.

5. Value Engineering

  • Conducted workshops to optimize service routing and minimize wall penetrations..

6.Optimizing Wall and Floor Penetrations

  • Designed wall openings with sufficient clearances for ducts and cable trays.

7.MEP Shop Drawings and Quantities

  • Generated detailed shop drawings from information-rich models.

  • Incorporated construction team feedback into revisions.
